Acquired a 111 bedroom Hotel in Edinburgh with modest conference , events and leisure facilities in 2004; the property suffered greatly from under investment and had lost its direction in the market. We inaugurated an ambitious programme of investment throughout the Hotel in every area, both Front and Back of House. In conjunction with this activity, we re-positioned the Hotel in its marketplace by judicious use of ecommerce, and today trades way ahead of the competitor set, boasting an annual occupancy of….With a new business strategy, new Team and by adopting the Portland System, the Hotel has successfully and consistently delivered enviable returns year on year
In 2007 we identified an underperforming asset in Glasgow’s West End which offered 137 bedrooms, some leisure, and a mixed range of conference and meeting facilities. Given the state of disrepair, we closed the Hotel, invested just under £4million pounds in renovations, plant and refurbishment. We reopened three months later under the Best Western brand, but have subsequently de branded the property, re defined the business mix, marketed the Hotel as an independent, and have traded way beyond the market expectation of a property in this location. We typically exceed the performance of our competitive set in occ and revpar on a monthly basis
